Wentworth HOA - 2016 Paving Project Information

01-14-2016: PROJECT COMPLETE!
Woohoo the paving project had been completed and
the community looks amazing!
Thank you for your patience and cooperation over the last 2 weeks as we know
how inconvenient this process can be.
Please make sure
to allow the pavement to cure before bringing heavy equipment or trucks on
it to avoid damage during the curing stage of your new pavement.
The trash pick up
will resume on the 19th so please be careful of what you dispose of. Paints,
batteries, etc. are illegal to dispose of however worse is that when they
compact the trash on property they can leak these fluids onto your pavement
and damage your beautiful new look.
For those that enjoy rollerblading,
skateboarding or the new hoverboard, please refrain from this on the new
asphalt until after February 1st.

DUE TO THE LARGE INVESTMENT OF THE ASSOCIATION IN
RE-SURFACING THE ROADWAYS WE NEED YOUR COOPERATION AND PATIENCE DURING THIS
PROJECT.
IN ORDER TO ALLOW THE NEW ASPHALT SURFACE TIME TO
“CURE”, LARGE COMMERCIAL TRUCKS, THE TRASH COMPANY, LAWN COMPANIES WITH
TRAILERS, FEDEX AND UPS DELIVERIES WILL NOT BE ALLOWED TO COME INTO THE
COMMUNITY UNTIL JANUARY 19TH.
THE CONSULTANT ON THE PROJECT
HAS ADVISED THAT THE REASON FOR PROHIBITING THESE TYPES OF VEHICLES AND
EQUIPMENT TO TRAVEL ON THE ROADWAYS RELATES TO THE METHOD IN WHICH THEY
START AND STOP THEIR VEHICLE AND/OR DROPPING THEIR LAWN TRAILERS ONTO THE
ASPHALT WHICH PUTS PRESSURE IN A SPECIFIC AREA AND CAN DAMAGE THE SURFACE.
IF YOU ARE EXPECTING A FEDEX OR
UPS DELIVERY THE ALTERNATIVES ARE TO DELAY THE DELIVERY UNTIL AFTER THE 19TH,
ARRANGE TO PICK UP THE PACKAGE AT THE NEAREST STATION OR IF ABSOLUTELY
NECESSARY YOU MAY INSTRUCT THE DELIVERY PERSON TO LEAVE THE PACAKAGE AT THE
GATEHOUSE. THE GATE ATTENDANT WILL CONTACT YOU IF A
PACKAGE HAS ARRIVED AND IT IS IMPERATIVE THAT YOU PICK UP THE PACKAGE THAT
SAME DAY AS WE DO NOT WANT PACKAGES TO REMAIN IN THE GATEHOUSE FOR AN
EXTENDED PERIOD OF TIME.

PROJECT UPDATE
01-13-2016: Dumpster onsite
01-12-2016:
Day 6 of the
paving has been completed.
The paving crew was able to get up to Richmond close and a little further on
Kensington on the ingress side of the road.
We have had a few incidents where residents or
visitors have driven on the new tack oil or the fresh hot asphalt mat.
We ask that you be aware of where the paving crew is operating and change
your route accordingly.
These products
can cause damage to your tires so please be careful when driving through the
community.
We know that everyone is upset about the
garbage not being picked up so we are scheduling a dumpster to be placed on
the bridge both on the inbound and outbound lanes along the island.
Please be careful when entering or exiting the
community as they are taking up a drive lane.
If the weather goes well tomorrow we should be
completed with the entire project.
We will be starting the paving on Richmond close
and then finish up with Kensington out the gate.
Please be aware that the intersection inside the community by the guard gate will be very difficult to pass through when we are paving that area so please, please, please watch your flagman and your MOT to look for direction on where to go.
Your
patience will be greatly appreciated during this trying portion of the
project in the
community.

difficult it has been and an inconvenience and greatly appreciate your

01-11-2016
Day 5 - the paving process was slowed down today
due to the temperatures in the area. We were not able to start paving until
10:00 a.m. and found ourselves in line at the asphalt plant waiting with the
rest of the contractors. Even though we were delayed, we were able to finish
both areas of Wentworth Way and Roehampton Close as scheduled.
For Day 6 of paving - We will be paving the cut through of Wentworth Way where we are staging our equipment. We will then proceed down Kensington from Roehampton Close and will most likely stop at Richmond Close in order to leave an area for the trucks to turn around at for Wednesday, Day 7.
This will leave Richmond Close and the balance of
Kensington to be completed on Day 7.
01-10-2016:
Day 4 Update – We were unable to complete any paving on Friday due to the rains Thursday night and Friday morning.
The good news is that the milling portion of the
project is completed! This was the most difficult part especially with all
of the dust!

01-07-2016:
Day 3 of Milling and Day 1 of Paving went a
little slower than it should have due to obstacles in the roadway such as
moving vehicles, furniture deliveries and of course the newest addition of
an opening in the roadway, nothing that is alarming, just delaying!
The milling project started on Kensington near Roehampton and proceeded towards the gate and included Richmond Clos. There is still more milling to be completed on Kensington that will include the entry and exit through the guard gate.
Please be careful in these areas and maybe give yourself some extra travel
time to get around the equipment.
The paving started off
perfect until we had a small hole in the plan! Currently, a majority of
Wentworth was paved except for a small section from the cul- de-sac to
halfway to the clubhouse on the even side of the street up to the hole.
Additionally, there is a small area of paving on Wentworth by the wooded
area that needs to be completed as well.
Please make sure to
drive carefully in the neighborhood and make sure to be aware of the tar
placed on the roadways prior to the new pavement as the material will track
on your driveways and vehicles.

01-06-2016: Second day of project is coming to an end. The crew is running ahead of schedule and that is thanks to all of the residents that are working together with us and respecting the worksite area. We will be starting, ahead of schedule, the paving portion of the project, starting at the cul-de-sac on Wentworth Way working past the golf course clubhouse all the way toward the front entry gate. Please be aware that the tack oil/primer will be applied to the roadways and must NOT be driven or walked on until the paving crew completes the overlay of the roadways in these areas. Contact your property manager or look back here for updates.
01-05-2016: Our first day progressed as planned and the Milling Team are actually ahead of schedule. The updated map is displayed below. There is a possibility that the Paving Crew may come in earlier than planned. Contact your property manager or look back here for updates.

The roadways of this community will be milled and removed on the dates listed
above. Please see the
attached layout to be advised of the plan of progression through the community.
The paving crew will
be staging their equipment on Wentworth Way before Kensington in order for the
residents to have full
access to the community. The overview of the milling and the order at which it
will progress is only an
example as there is a possibility that the milling crew will move faster or
slower than projected. We will
try to keep everyone in the loop as it progresses.
STAGING AREA: There will be no access to this area
by residents while equipment is staged.
WHAT YOU NEED TO DO:
Please be aware of the crew and where they are working. If you do not want
your cars to get dusty or dirty, please make sure to park them in the garage
or off property. DO NOT park any vehicles on the roadway as they will be
towed at the owner’s expense. Please make sure to inform anyone that may
visit your home throughout the week such as nurses, home health care aides,
service people etc. so that
they are aware of the milling schedule as well.

The roadways of this community will be paved on the
dates listed above. Please see the attached layout to be advised of the plan
of progression through the community. The paving crew will be staging their
equipment on Wentworth Way before Kensington in order for the residents to
have full access to the community. The overview of the paving and the order
at which it will progress is only an example as there is a possibility that
the paving crew will move faster or slower than projected. We will try to
keep everyone in the loop as it progresses.
STAGING AREA: There will be no access to this area by residents while
equipment is staged.
WHAT YOU NEED TO
DO:
Protecting Driveways: It’s the responsibility of each homeowner to protect
their property, cars, and driveways. They can protect their driveways by
sanding, using tarps held by weights at each corner, by laying sheets of
plywood down to cover the driveway, or by roping off the driveway to prevent
others from using your driveway to turn around or back into.
o If material is tracked into the driveway, please note that this material
will eventually disappear within a couple of months. Do not attempt to
pressure wash the driveway for at least 30 days after paving project as
pressure washers can do severe damage to new pavement. Damage can be avoided
by making sure not to direct the water flow directly to the roadway. Use
WATER ONLY, as certain chemicals such as Dawn dish washing liquid or
degreasers can eat away at the binders and weaken the pavement.
Spalling or Pock Marks:
o Spalling or pocking occurs on newly paved properties within the first 2-3
weeks. Once traffic is released the drivers have a tendency to turn their
wheels in a stationary position rather than a rolling start which is better
for the car. When the wheel is turned in a stationary position it removes
the scuffs the surface of the new asphalt.
o Have confidence in knowing that as other vehicles drive over these areas
they will flatten out the surface and by the time the process is done curing
they will not be visible at all. This is in no way affects the integrity of
the pavement and is just an aesthetic flaw.
o Heavier vehicles such as construction vehicles or garbage trucks can do
extreme damage to your newly paved roadways so make sure to inform your
vendors that they will be responsible for any damage to the new roadways.
Keeping them off the roadways for the first 30 days will help ensure that
the new pavement is cured and stable.
